Logistics in Northeast Brazil has been growing and attracting attention in recent years. The total stock of industrial properties in the region currently stands at 2,866,770 m² of A+, A, and B-class developments. This increase represents 66.5% growth compared to early 2020, when the stock was 1,721,162 m².
Despite the stock expansion, vacancy rates remain low. Currently, the vacancy rate stands at 8.26%. In 2022, it reached a historic low of 4.80%, driving rental prices upward.
Giancarlo Nicastro, CEO of SiiLA, comments: “Logistics in the Northeast is developing rapidly, which is natural given the region's large consumer market, prominent industries, and strategic ports and airports that enhance logistics operations.” He also highlights that this growth trend is expected to continue. “Today, major companies occupying these assets understand the importance of having high-quality logistics facilities in various regions of Brazil to ensure efficient operations.”
Investor interest in the region has also intensified. With low vacancy rates and a scarcity of available areas, the average asking price per square meter has surged in recent years, now reaching approximately R$ 25/m². The market value—a proprietary metric by SiiLA that reflects rental prices—stands at R$ 20.03/m². Unlike the asking price, the market value considers variables such as property availability, building standards, recent transactions, commercial conditions, and comparable asset supply. For this reason, Market Value is the most widely used metric among key industry players, as it accurately reflects real property prices.
Amazon leads the ranking of the region’s largest industrial property occupants, with four mapped operations. The largest of these is located at LOG Recife, a Class A development spanning 88,000 m², fully occupied by the American retailer. In addition, Amazon also occupies 64,000 sqm at LOG Fortaleza II, 38,000 m² at Armazenna 4 Centro Logístico in Pernambuco, and 5,000 sqm at MJA Log in Salvador, Bahia.
Mercado Livre ranks second, with eight logistics operations monitored by SiiLA’s intelligence platform. Its largest presence in the region is at Cone Multimodal in Pernambuco, where it occupies 71,000 m².
Lojas Americanas holds third place, occupying 146,000 m² across various assets in the region.
Consumer goods companies lead occupancy, accounting for 798,000 m² of industrial properties. Following closely are transportation and logistics companies, which occupy 757,000 m². The data comes from SiiLA’s Market Analytics platform.
