On the morning of Wednesday, the 17th, Giancarlo Nicastro, CEO of SiiLA, gave an exclusive presentation on the performance and tenant demand for offices in Berrini during an exclusive event for the launch of Vista Nações Unidas. This development, located on Rua Surubim, was developed by Bolsa de Imóveis and Paula Eduardo and was delivered in 2023.
"The Berrini region stands out by showing positive net absorption in 2022, 2023, and also at the beginning of 2024," said Nicastro at the start of his lecture to an audience full of professionals from the Brazilian commercial real estate market. The analysis presented, developed by SiiLA through the Market Analytics platform, focuses on Class A+, A, and B offices located in the Berrini region. Currently, the region's stock is 743,618 m².
"In the first quarter of 2024, we saw significant leases in the region, such as Banco GM, which leased nearly 4,000 m² of space in Torre Nações Unidas, and companies like Dr. Consulta, Redbelt, and Vemcard, each of which leased more than 1,000 m² in Plaza Centenário," continued the executive.
In the broader view of São Paulo, Nicastro highlighted that in the past 12 months, the Berrini region stood out among the regions with the highest net absorption, totaling a positive balance of 34,000 m², second only to Chucri Zaidan, which had a net absorption of 38,000 m² during the period, as indicated in the graph below. "And the most curious fact is that in these last 12 months, the only CBD region in the city that showed negative net absorption was the highly famous and sought-after Faria Lima," Nicastro pointed out.
Wednesday's meeting was organized by Hersil, with support from SPOT, to present the Vista Nações Unidas project. The new office tower has 9,792 m² of private rental space, spread across 15 floors, with an average floor plate of 657 m².
