Parque 040 Logística, the new logistics complex in Juiz de Fora scheduled for delivery in the fourth quarter of 2026, began as a traditional industrial land development but soon took a new direction that mirrors the transformation of the regional market.
The project, which initially planned only individual lots, will now focus on offering high-standard warehouses aimed at large companies and operations that require advanced technical specifications — a shift driven by the evolving demand in the Zona da Mata region.
According to Lessandro Hebert, lead partner of the development, the turning point came when potential buyers were presented with data on the Brazilian and Minas Gerais logistics markets during a SiiLA event in Juiz de Fora.
The presentation highlighted the mismatch between the premium stock available in the city and the level of requirements of companies looking to establish operations there. Today, Juiz de Fora has around 49,000 m² of high-standard supply, nearly all of it occupied, limiting the city’s ability to attract large-scale operations.
“Some friends and people from my network purchased lots. With construction well underway, we held a SiiLA event in Juiz de Fora. Data on the Brazilian, regional and Minas Gerais logistics markets were presented, and this information led several buyers of individual lots to approach me so we could discuss this new trend,” he recalls.
Hebert explains that this scenario opened the door for a more sophisticated project. Leveraging the expertise of his construction company — specialized in large industrial projects and active in the oil and gas sector — Parque 040 began incorporating technical specifications aligned with the standards of major e-commerce and omnichannel retail players.
The development will feature 12-meter clear height, insulated roofing, floors supporting six tons per square meter, semi-dock-level loading bays, bulletproof gatehouses, advanced security and access-control systems, internal circulation for smaller vehicles, and a J4 fire-protection system — a requirement for companies operating with high volumes.
The project’s purpose, he says, is clear: to attract giants such as Shopee, Amazon, Mercado Livre, and potential data-center operators.
“We have an important competitive advantage: Cemig’s high-voltage grid runs inside the development. That gives us flexibility to meet any required power load. On top of that, we have abundant water. There is already an artesian well with a capacity of 150,000 liters per day, and we can drill additional wells if needed. So any cooling or energy demands can be met and expanded,” he explains.
In addition, its close proximity to the Dry Port and Zona da Mata Airport enables integrated multimodal logistics and creates new customs-clearance opportunities.
The combination of scarce premium stock in the city and the needs of companies that cannot operate in lower-class assets positions Parque 040 as one of the leading logistics expansion opportunities in the Zona da Mata region.
With ample land, robust technical conditions, municipal tax benefits granted through its location within an Industrial District, abundant labor supply, surrounding infrastructure, and a redesigned project aligned with international standards, the development targets companies that today must search outside Juiz de Fora — but may now find an unprecedented alternative in the regional market.
