Patria suffered a major setback at HGRE11 after the sale of a development site fell through. The asset, located in the Brás district on the east side of São Paulo, had been under negotiation since 2023. However, the transaction was canceled last Tuesday (July 7).

According to Patria, the buyer failed to meet the contractual conditions, primarily obtaining the urban planning approvals required to develop the project within the agreed timeframe. As a result, the parties executed a termination agreement.

Under the agreement, the FII will return BRL 2.21 million related to the down payment received, while retaining an additional BRL 2.25 million as contractual compensation and indemnification.

The Brás district has increasingly attracted real estate developers seeking opportunities for residential projects. According to documents reviewed by REsource, that was the intended use for the site under negotiation. Now, Patria's office FII is once again left with an asset that remains without a defined use.
