The two projects developed by two consortia led by Patrinvest, even though they have very different formats, are aligned to promote the improvement in the potential use of real estate assets based on real estate structuring processes aimed at privatisation. Both Revitaliza Cais Mauá, in Porto Alegre and Energiza Furnas, in several locations in Brazil. are approved by the bank.

CONSÓRCIO REVITALIZA - REAL ESTATE STRUCTURING FOR THE TRANSFORMATION OF AN UNDER-USED PORT REGION IN HERITAGE TO PORTO ALEGRE

The Cais Mauá Real Estate Structuring Project in Porto Alegre, owned by the Government of Rio Grande do Sul, commissioned by BNDES, will be conducted by a consortium led by Patrinvest. The group will begin technical studies and perform the necessary specialised services.

Among the structuring projects included in Rio Grande do Sul, the urban revitalisation of Cais Mauá will immediately generate an economic impact. Actions in the area of agents of the creative economy combined with technology and leisure will benefit people's perception of the city. As a result, it is expected that the number of visits and the support of future visitors to the site will increase.

Cais Mauá is a construction company founded at the beginning of the 20th century based on the banks of Guaíba, between Usina do Gasômetro and the Porto Alegre bus station, on a 181.3 thousand square metres plot of land, belonging to the State. The unique characteristics of the place made it protected by the National and Municipal Historical Heritage. One of the project's main objectives is to use the positive aspects of Cais Mauá to generate benefits to the region, reinforcing cultural values and offering new leisure options for the population. In addition, the use of the place's natural beauty, its good location, its high historical significance, and its economic potential will also attract new investors. The revitalisation is mirrored in very successful examples in cities such as Barcelona, Buenos Aires and Lisbon.

The revitalisation work is essential for the government, which will reintegrate part of the region's history back to society. The Governor of Rio Grande do Sul, Eduardo Leite, says that the revitalisation of Cais Mauá has the potential to improve everyone's life.

CONSÓRCIO ENERGIZA - BREATH FOR THE STATE AND NEW DESTINATION TO FURNAS 'REAL ESTATE ASSETS

The search for a better economic destination for certain real estate assets owned by Furnas, involving the execution of diagnostic activities, evaluation and formulation of a specific strategy regarding the use of the assets, was the main motivation for executing the technical cooperation agreement.

For the development of the project, Furnas listed an initial list of properties owned by him, among them: Offices in Rio de Janeiro, farms in the interior of Mato Grosso, residential and commercial properties in the interior of Goiás and Paraná, among many, comprising a portfolio of more than 200 properties. 

The Energiza consortium, led by Patrinvest, will aim to develop a set of studies and services that contain the Legal and Technical characterisation of the assets; the study of real estate vocation in the area of assets; the elaboration of a privatisation plan; the completion of the complete set of measures related to the preparation for the execution of the approved privatisation plan; the preparation of asset appraisal reports; promoting sales to potential investors; continuous Legal Advice throughout the project, etc.
