PepsiCo's Strategic Real Estate Moves: A Closer Look at the Multinational Giant's Approach to Commercial Spaces and Sustainability

Over 32 million square meters of space in commercial developments, including A+, A, and B class properties (encompassing offices and logistics condominiums), is currently occupied by businesses. Multinational corporations play a substantial role in leasing these areas, utilizing them for everything from corporate offices in major cities to logistics condominiums spread throughout states across the country.

 The food and beverage giant PepsiCo is one, among many companies, mapped by Market Analytics, that exemplifies this reality. For the occupation of office assets, PepsiCo considers criteria such as the classification of the property, with a preference for top-tier properties, and a location that is accessible to employees. "We take into account the location and the facilities for employees. So, when we make this choice, it needs to be in a well-located region, with a supply of public services, food, transportation, and secondary services in the surroundings. Of course, without neglecting the cost-benefit involved" says Leandro Rovai, Global Real Estate Manager at PepsiCo.

 Sustainability is also a factor that is taken into account by the company. PepsiCo Positive (Pep+) is the company's ESG program and sustainability is among the company's pillars, Rovai comments.

"Every project within PepsiCo needs to be approved internally. We go through a business case approval process and, in order to be evaluated and approved, it needs to be aligned or at least have a sustainability point. For any new project, I'm talking about everything, from new distribution centers, parking, and the offices themselves," he explains.

As part of the PepsiCo Global Real Estate team, Rovai says that this is a guideline reviewed by each branch in all operating countries. According to data from SiiLA in Brazil, the company occupies more than 81,000 square meters of commercial real estate, with more than 6,000 square meters in office space and the majority (more than 75.5 thousand square meters) in industrial properties.

 The administrative headquarters is located at JK 180, on Av. Juscelino Kubitschek, in the capital of São Paulo. In logistics assets, PepsiCo is present in several Brazilian states. Among the main leases in assets of this profile, is the company's lease of 22,000 square meters in GLP São Bernardo do Campo.
