There's no doubt that the real estate landscape of industrial properties in the Piracicaba region, in São Paulo state is undergoing a remarkable transformation. In recent times, the region's development has caught the attention of both investors and industry experts. The region is located 150 km northwest of the capital city of São Paulo, with easy access to the interior of the state.

Data from SiiLA's Market Analytics shows a consistent downward trend in vacancy rates over the past few years, reaching 18.5% by the end of the second quarter of this year (2Q23). Notable among the companies that have recently set up shop in the region's logistics properties are Whirlpool, the multinational household appliance manufacturer, and Caterpillar Brasil, which is engaged in producing machinery and engines such as hydraulic excavators, track-type tractors, and other related items.

SiiLA's platform monitoring reveals that the Piracicaba region encompasses several cities, including Piracicaba itself, Limeira, São Carlos, and Rio Claro. In this area, logistics properties boast an average asking price of R$20.66/m², which is lower than the average in the state of São Paulo, which stood at R$24.03/m² at the end of 2Q 2023.
