According to the latest report from SiiLA, a leading real estate research platform, the office vacancy rate in Porto Alegre experienced an increase during the third quarter of 2020 compared to the previous period. The data shows that the vacancy rate rose from 26.1% in June to 27.8% by the end of September.
The balance between new leases and tenant departures resulted in a net negative occupancy of 5,475 square meters during this period. This slowdown in occupancy growth halted the positive trend observed in previous months. The number of vacant commercial spaces in the city hasn't been this high since September 2019 when the vacancy rate reached 28.3%.
Among the different regions in Porto Alegre, the Centro district boasts the highest occupancy rate, with 93% of its available office spaces already occupied. The Centro district offers a total of 45,515 square meters of office space for lease.
SiiLA monitors a total of 317,816 square meters of office properties across seven regions in Porto Alegre: Carlos Gomes, Centro, Cristal, Moinhos de Vento, Praia de Belas, Santana, and Zona Norte.
