Over the last two years, Rebouças Avenue has seen a significant influx of new office space, totaling 35,065 m². Situated within São Paulo's corporate landscape covered by SiiLA, the avenue's real estate assets are categorized under various regions like Pinheiros, Jardins, or Faria Lima, contingent upon their specific geographical placement.
The increasing volume of stock on the avenue has drawn market attention to the possibility of Rebouças gaining autonomy as its own region in the future. One of the developers investing in Rebouças and its surroundings is RBR Asset Management, a real estate-focused asset management company. The company was responsible for the conception of Pátio Rebouças, a boutique corporate building delivered in August 2023.
In total, it offers 8,758 m² of total private area, spread over 12 floors, with the top floor being a partially open rooftop space available for lease. Common areas have become increasingly coveted by commercial tenants, both for facilitating interaction among employees and for the convenience of having space for internal events within the headquarters.
The property is located 280 meters from Faria Lima Avenue and 600 meters from Fradique Coutinho station, on the Yellow Line of the subway, and boasts technical specifications of high-end developments, such as LEED Gold certification, parking spaces with electric car chargers, and space for a ground-floor café operation.
RBR is behind another development, with delivery still scheduled for this year, JMA, located on Henrique Monteiro Street, a few meters from Rebouças. The boutique asset development thesis is stimulated by the occupancy of heavyweight tenants in similar properties, such as OF - Oscar Freire Office, developed by Tishman Speyer. The building was completed in February 2022 and was fully leased to tobacco giant BAT Brasil.
Another very recent example is the arrival of Stone, a fintech payments company, at the White 2880 complex, located on the same avenue. A mixed-use property, it was completed in December 2022 and took a year to receive its first commercial tenant, which occupies all commercial floors. In total, there are 5 office floors and 25 residential floors in a single tower. It is on the same Rebouças Avenue where the headquarters of the financial giant Nubank is located, in Módulo Rebouças.
In concrete numbers, the number of commercial buildings on Rebouças Avenue is still considered incipient for the avenue to achieve the status of its own region. Along the length of the avenue, there are seven Class A and B buildings, totaling 42,549 m².
Additionally, an additional 17,254 m² of new stock is projected for the avenue this year. Taking into account the surrounding areas, SiiLA monitors the delivery of an additional 25,857 m², adding a total of 43.1 thousand m² just this year in the "region."
Of the 11 CBD regions in the city of São Paulo monitored by SiiLA's intelligence platform, Itaim Bibi and JK have the lowest total stocks, with 239,591 m² and 432,040 m², respectively. Although the JK region has a larger stock than Itaim Bibi, there are only 23 buildings compared to 42 in the neighboring Itaim.
Considering the planned assets in the vicinity and on Rebouças Avenue itself, the "region" is expected to end the year with 68,406 m² of stock and a total of 12 buildings. "It is still difficult to predict if Rebouças will become a CBD region. Only time will tell," says Giancarlo Nicastro, CEO of SiiLA.
"The fact is that Rebouças' strategic location, combined with favorable conditions for real estate development on the avenue, driven by the impact brought by the pandemic on retail stores operating there, may favor developers and tenants who want to be positioned in a central area with quick access to Pinheiros, Faria Lima, Jardins, Itaim, and other commercial regions, without paying the high price of being in a prime region," he adds. The executive explains that Itaim Bibi, JK, and Faria Lima are currently the most expensive, with asking prices per square meter starting from 220 reais, reaching up to 300 reais/m².
