In São Paulo alone, in 2023, there were over 800 office company movements recorded, considering only A+, A, and B-class developments, totaling over 611 million square meters. Among tenants and property owners, there are intermediaries, such as Claudia Singer's company, Premiumcorp.
Singer, CEO of the company that celebrated its 15th anniversary on April 1st, has been able to observe the transformation of São Paulo and its occupants over the years.
"The real estate product taker today knows very well what he wants. The property is a square box, ranging from 50 to 5000 square meters, and what does he want to know? The embedded technology within it, the facilities, and amenities offered. What has changed is that he knows exactly what he wants, and we have to have much more information at our fingertips to be more agile, efficient, and close the deal," reveals Singer.
In just the last five years, São Paulo's inventory has grown by 10%, from 7.4 million square meters to 8.2 million square meters, considering only A+, A, and B-class developments in the capital.
São Paulo's South Zone stands out for concentrating many companies focused on the financial sector, mainly in the Faria Lima region. According to Singer, the region's great attractiveness comes from the infrastructure it offers, including public transportation, airport access, shopping malls, and other amenities.
One of the reasons that led the region to develop was public policies from the São Paulo City Hall that encouraged companies to migrate to these areas. The Faria Lima Urban Operation and the Água Espraiada Urban Operation were turning points for the region, allowing and encouraging real estate development.
Singer notes that the region is attracting the attention of tenants beyond the financial and media sectors. Energy companies are new occupants showing interest in São Paulo's South Zone.
"We serve many companies in this segment. They are energy companies from various segments, whether it be photovoltaic panels or even distributors," she says.
SiiLA's monitoring shows that energy companies occupy 101,000 square meters of office space in São Paulo. In 2023, the sector was responsible for occupying 6,000 square meters. Some examples include Danske Commodities, which leased space in JK 1455, Eneva in Vila Olímpia Corporate, and Paraty Energia in Jatobá Green Building, among others.
Architectural firms also demand a lot of work for Premiumcorp's CEO. One success story for Singer is regarding the architectural firm It's Informov.
"There is a company that over these 15 years I mediated the move eight times. They are an architectural firm, so they make the property look nice, and after the construction is finished, they move in, and when they leave, there is already someone interested, and so they keep changing and expanding," she says.
Claudia Singer highlights that communication is the key to success in this, and that today's companies should focus on it, technology, and market trends. According to the CEO, staying updated is necessary.
