River One, the high-end corporate development in Butantã

Currently, São Paulo has 3.4 million sq meters of high-end developments (A and A+) located in CBD regions. River One, delivered in 2021, is rated A+ by SiiLA and is available for lease.

Regarding the property's characteristics, the 140 meters high development, with a permanent 180º view of the city of São Paulo and corporate slabs ranging from 1,383 sq meters to 1,471 sq meters of area per floor. The office tower has a ground floor formed by shops, a cafeteria space on the first floor, and an auditorium with 96 seats. It has 14 high-end corporate slabs, a ceiling height of 2.80 m, a theatre, and a lot more.

"River has a unique design with elements of Biophilia... during construction, we took care of the technical and sustainable part of the project." Says Marcelo Okuyama, responsible for Asset Management in the income area of RBR Asset Management.

One of the highlights of the building is its location, close to Marginal Pinheiros, bus lanes, and subway stations. In addition, the project is close to the University of São Paulo (USP) and other corporate areas in the city, such as Faria Lima and Vila Olímpia.

"In addition to the project's technical specifications to be a high-end building, the region has constantly been developing and increasingly becoming a technological landmark, mainly due to its proximity to USP. Another important point is transportation in this region; we don't have rotation, which ends up being important for companies and their employees," comments Marcelo.

Another important point for RBR Asset in the River One investment is sustainability; the building secured Leed Gold certification before its delivery.

"In November 2021, River One was certified Leed Gold for construction, equivalent to everything used during the construction period. So from materials, there are efficiency items: water savings, energy savings, employee well-being, changing rooms, bike racks, lots of natural light, and all these items make up an important part of the building's sustainability", said Manuela Canho, Real Estate Analyst from RBR Asset Management.
