Santa Catarina surpasses Paraná to become the state with the largest logistics area in the South

The South is bustling! Data from SiiLA’s Market Analytics platform shows that in the last quarter, Santa Catarina became the largest state in the Southern region in terms of logistics area, reaching 1,035,278 m² in Class A+, A, and B properties. The state overtook Paraná, which had been leading until then, and now holds a stock of 1,032,800 m² — a difference of just 2,478 m².

This achievement came from the expansion of two developments: Mega Centro Logístico in Itajaí, which grew by 44.205 m², and Condomínio Logístico Prozen in Navegantes, which added 29,741 m² to its area. Combined, these expansions accounted for 73,672 m² of new stock in the region.

This milestone also marks the first time in history that the state surpassed the 1 million m² mark. Other SiiLA statistics for the second quarter also point to a heated market in Santa Catarina. The vacancy rate closed the period at 0.91%, and gross absorption reached 73,272 m² — both indicating that most of the region is occupied and that there is high tenant demand for logistics facilities to set up operations. Another noteworthy figure is that net absorption matched gross absorption, meaning no companies returned space during the period.
