According to the SiiLA Market Analytics platform, Brazil gained 85,000 square meters of new office stock in the A+, A, and B classes in the third quarter of 2021. The cities of São Paulo and Brasília received the most office spaces, with 49,440 m² and 27,300 m², respectively.
In São Paulo, the highlight was the completion of the A+ class building, Led Corporate, located in the Barra Funda region. This project alone added over 28,000 m² of corporate floors to the city, which ended the quarter with a total office stock of 8.5 million m². The occupancy rate in the capital closed the period at 78%.
In Brasília, the deliveries of Towers B, C, and D of the MultiBrasil Corporate Building in the Asa Norte region also marked the quarter. The first tower, Tower A, was completed in the second quarter of 2021 and was mentioned in a previous blog post about the new stock for the period.
Let's take a look at some of the new deliveries during this period:
Led Corporate:
This A+ class development, delivered by Novonor in August 2021, is located on Marquês de São Vicente Avenue in the SiiLA region of Barra Funda, São Paulo. It offers 28,334 m² of private area distributed across 14 floors, with an average private floor area of 2,023 m².
Dynamic Faria Lima:
In the Pinheiros region of São Paulo, a new stock of 5,071 m² was added with the delivery of this A-class building. It features five floors and private floors of 882 m². The property has a raised floor system and 117 parking spaces.
Located in Chucri Zaidan, São Paulo, this corporate office building developed by SDI was completed at the end of August. With a total private area of 7,483 m², this B-class development comprises 12 floors.
Medplex Campinas:
This office development added another 8,284 m² to the Guanabara region in Campinas, São Paulo. Delivered by Cyrela in September, the B-class building offers an average private floor area of 828 m².
