With over 11.4 million residents, São Paulo stands as Brazil's most populous city. Furthermore, the metropolis reported a gross revenue of R$ 93.2 billion from its economic activities in 2023, according to IBGE. São Paulo serves as the birthplace for many enterprises that significantly contribute to these earnings. This vibrant economic activity is also mirrored in the latest data from SiiLA's Market Analytics.
The second quarter of 2024 witnessed a 22.9% increase in net absorptions compared to the first quarter, rising from 39.9 thousand m² to 49.1 thousand m² across offices in classes A+, A, and B.
The uptick in leasing activities drove down São Paulo's vacancy rate to 21.94%, marking its lowest level since 2Q2021, when it stood at 21.67%.
One of the standout highlights of the period was the full occupancy of Corporate Garden – Jardim Paulista by Link School. This property, owned by VBI Real Estate, was delivered this quarter and spans 7,200 square meters and is situated in Jardins.
The Chucri Zaidan area also saw notable leasing activity. WTorre Morumbi – Ala B, owned by the REITs SARE11 and HAAA11, welcomed two new tenants during the period: Stellantis from the automotive industry, now occupying 2,822 square meters, and Grupo EdsonQueiroz from the Oil and Gas sector.
In the same region, Parque da Cidade also became the new operational base for technology firm Selbetti and automotive industry player Bajaj. However, the Berrini district saw the highest influx of new leases, absorbing a total of 23 thousand m². Notable leases included 1,000 m² rented by CNBC Times Brasil at Berrini One, and Viih Tube Produções at CEB – Centro Empresarial Berrini.
Throughout 2Q 2024, São Paulo welcomed three new developments, adding 22,180 m² to the city's office stock, now totaling 8,881,387 m² monitored by the Market Analytics platform.
Besides Corporate Garden, the quarter also saw the completion of HY Pinheiros, an asset of Hire Capital developed by Porto Ferraz, and Ibira Work, located in the Moema region.
