Giancarlo Nicastro, the CEO of SiiLA, participated in the 2023 IAMC International São Paulo edition, which took place on Thursday, the 26th, at the Renaissance Hotel in São Paulo. The executive presented an overview of the industrial properties market, which formed the basis of the panel "São Paulo and Brazil's Industrial Market," moderated by Ricardo Betancourt, Chairman of Colliers International. The panel also featured André Gavazza, SVP Development at GLP, and Simone Santos, Managing Partner of SDS Binswanger.
During the panel, Nicastro brought to the discussion the asking prices for properties in different regions of the country. "Since 2017, the vacancy rate has been decreasing, going from 24% to less than 10% currently. The asking price has increased over the same period, from R$ 19.40 per square meter in 2017 to R$ 23.89 per square meter. If we consider an inflation adjustment for the period, correcting the values by IGP-M, our analysis indicates that the current price is approximately 50% below market value," stated the executive.
The IAMC conference program also included a panel on Global Trends Impacting Corporate Real Estate Executives, moderated by Stephen Tanenbaum, founder and CEO of SKUrban, with panelists Marcelo Motta, Research Analyst at JP Morgan, and João Nassar, CEO of Cobasi.
The event concluded with a panel on Electric Vehicles featuring Eduardo Souza from PepsiCo.
