Brazil’s high-end office market is undergoing changes in tenant profiles. The main driver of these changes is the increase in companies choosing to lease spaces of up to 750 m².
The information was shared during the SiiLA ACADEMY: OFFICES sessions. In the class focused on data presentation, the guest lecturer was Giancarlo Nicastro, CEO of SiiLA.
Spaces of up to 250 m², for example, reached 7,000 tenants in the first quarter of 2025, up 5.84% compared to the 6.6 thousand recorded in the first quarter of 2023. Offices ranging from 250 m² to 500 m² saw an 8.97% increase in tenants, going from 2.2 thousand to 2.4 thousand.

When analyzing the chart, it is clear that the number drops sharply as the floor area increases. However, there were no declines, even if growth was nearly flat in the 750 m² to 1,000 m² range (3.6%) and in offices larger than 2,000 m² (4.38%).
These shifts are also reflected in total occupied area. Spaces between 500 m² and 750 m² reached 720,000 m² in 2025, a 9.63% increase. Units between 250 m² and 500 m² totaled 890,000 m², up 8.43%. Offices up to 250 m² are expected to reach 820,000 m², a 7.06% increase.
At the other end, corporate offices over 2,000 m² are expected to remain practically stable in both tenant count and leased area. Forecasts point to a 4.38% increase in tenants and just 2.04% in total space — which should reach 6.36 million m², the largest among all categories analyzed.
An analysis of new office deliveries in 2024 shows that nine out of the 31 class A+, A, and B properties delivered had more than 10,000 m². Meanwhile, 13 of them had less than 6,000 m².
This is due to the rise and growing popularity of boutique assets. One example is the Barão de Granito building, which has 4,200 m² and was delivered in the first quarter. The development is 100% leased by Omni.
Moreover, SiiLA data shows that office deliveries are concentrated in São Paulo. Over the past 12 months, aside from São Paulo, only one property was delivered in Minas Gerais and two in Rio Grande do Sul (one of them a two-tower complex). The other 27 were in the state of São Paulo.
