The Platina 220 building, standing at 172 meters in height, located in the eastern region of São Paulo, is expected to soon lose its position as the tallest building in the city. The tallest corporate tower in Brazil will be constructed by WTorre in the Chácara Santo Antônio neighborhood in the southern part of the city. The development is named Alto das Nações tower. The building will be part of the Alto das Nações Multiuse Complex, on a 58,000 sqm plot of land, with a total constructed area of sqm.
According to the developer, the development will have a height of 219 meters, 39 floors, and a floor-to-floor distance of 4.7 meters, with a high ceiling — according to the SiiLA classification, the minumum floor-to-ceiling height in A+ office tower is of 2.7 meters.
The project, which won the Real Estate Structuring award in the Professional category at the Master Imobiliário awards, will include a Carrefour hypermarket, a mixed-use tower, a residential tower, a shopping center, and a 32-thousand-square-meter plaza.
WTorre, which was the developer of Allianz Parque, aims to turn the development into a tourist attraction. At the top of the main tower, there will be an observatory that may eventually be open to public visitation.
On the property, there is the Paseo Alto das Nações Mall shopping center, which has been operational since December 2022. The shopping center has 6 thousand square meters of Gross Leasable Area (GLA) and has an occupancy rate of 83.41%, according to GROCS.
The residential area will accommodate 216 high-end units.
Historical Background
WTorre features a diverse portfolio of real estate ventures, including several well-known properties in the commercial real estate market. One of the company's most iconic projects is the Allianz Parque, the Palmeiras stadium, situated in the western part of São Paulo. Another noteworthy endeavor is the WTorre Morumbi, which comprises two A+ office towers connected seamlessly. Currently, the company owns a portion of Tower A, with the remaining section belonging to Safira FII. Meanwhile, Wing B is owned by real estate funds SARE11 and HAAA11.
The Complexo JK is another remarkable project developed by WTorre. This site encompasses four prime office towers, featuring the Santander Tower and Tower B (Daslu). Additionally, WTorre took on the Rio Grande shipyard project in Rio Grande do Sul, which was ultimately sold to Engevix in 2010.
