The year 2022 is over; to prepare for 2023, we have prepared a list of the past year's five most significant shopping mall transactions.
5th place: Campinas Shopping
In the last quarter of 2022, BrMalls sold 55% of Campinas Shopping to FII Vinci Shopping Centers for R$226,270,000. The asset, located in Campinas, in the interior of São Paulo state, was delivered in 1994.
4th place: Center Shopping Uberlândia
Following our list, we have the Center Shopping Uberlândia, located in Uberlândia, more specifically on Avenida João Naves de Ávila. BRMalls sold 30% of Center Shopping Uberlândia. A fraction was sold for R$ 307,000,000 in 1Q22.
3rd place: Shopping Uberaba
HSML11 - HSI Malls FII bought 100% of Shopping Uberaba. Located in the city that gives the asset its name, Uberaba, on Avenida Santa Beatriz Silva, the property ranks 4th. The transaction was completed for the total amount of R$ 332,952,873.86 in June, in 2Q22.
2nd place: Shopping Paralela
Occupying the second position, we have Shopping Paralela, located in Salvador, on Avenida Luiz Viana Filho. HSI Malls FII purchased 51% of Shopping Paralela and 100% of the asset's expansion area. The fraction was sold for R$ 432,721,212 in January 2022.
1st place: JK Iguatemi
To close the list, in the first place, we have JK Iguatemi. Located in São Paulo, on Avenida Presidente Juscelino Kubitschek, the property is at the top of our list. Iguatemi S.A bought 36% of Shopping JK Iguatemi for R$ 667,000,000.00. The analysis indicated an estimated stabilized cap rate of 7%. The transaction took place in 3Q22, in September.
