Known for its concentration of commercial buildings and proximity to Berrini, Chucri Zaidan, and JK, Vila Olímpia is one of the 11 Central Business Districts (CBDs) in São Paulo monitored by SiiLA. In addition to being a well-established region in the commercial real estate market, Vila Olímpia is home to several noteworthy buildings.
Origins of Vila Olímpia
The history of Vila Olímpia dates back to the early 20th century when the area was predominantly rural. In the 1950s, with the development of São Paulo city, the neighborhood began to transform into an industrial and residential area. However, it was in the 1990s that Vila Olímpia underwent a significant revitalization, becoming an important financial and business center.
Today, Vila Olímpia is known for its modernity and advanced infrastructure. In fact, some of its avenues have underground power and internet cabling. The neighborhood is filled with skyscrapers and corporate buildings, housing the headquarters of various national and multinational companies. Additionally, the area offers a wide range of services, including restaurants, bars, gyms, and a shopping mall.
An interesting fact about Vila Olímpia is its name. Many believe it is related to the Olympic Games; however, its origin is slightly different. The neighborhood's name was inspired by an old village called Vila Olímpia, located in the municipality of Santo Amaro, which existed until the mid-20th century.
Currently, the dynamics of the neighborhood make Vila Olímpia bustling during the day due to its corporate buildings and lively at night due to the vibrant nightlife. The area is home to numerous bars and nightclubs frequented by residents, workers, and visitors who come from afar to enjoy São Paulo's nightlife.
CBD Region
In total, there are 12 high-end buildings (Class A+ and A), and as of the first quarter of 2023, the vacancy rate has remained stable at 10.47%. Data from Market Analytics shows that Vila Olímpia is primarily occupied by the coworking sector (13.52%), followed by e-commerce (13.18%) and healthcare (11.92%).
