On Thursday morning, July 3rd, the Bolsa de Imóveis do Estado de São Paulo building hosted the event Berrini Office Market in Focus: Trends and Opportunities. Promoted by Itacaré Imóveis e Participações and organized by SPOT — SiiLA’s real estate marketing platform — the gathering brought together brokers and market professionals to analyze the current landscape of one of São Paulo’s most strategic office corridors.
Hilário Egidio, Head of Research at SiiLA, opened the event with a data-driven overview of the Berrini submarket. According to SiiLA’s latest figures, the region has shown a steady decline in vacancy rates since 2022. However, in the first quarter of 2025, a slight uptick of 0.36 percentage points was recorded — equivalent to roughly 1,000 square meters of newly vacant space.
Despite this small fluctuation, the long-term outlook remains positive. Egidio presented comparative data from other key office hubs such as Faria Lima and Chucri Zaidan, highlighting differences in pricing, occupancy trends, tenant profiles, and demand. He reinforced Berrini’s value proposition as a prime alternative for companies looking for quality infrastructure, strategic location, and more competitive costs compared to São Paulo’s top-tier markets.
The event also served as a platform for commercial networking and market intelligence. In addition to sharing data and insights, it enabled direct exchange among real estate professionals actively operating in the corporate segment. To close the morning, participants were invited to tour the available office spaces in the building, guided by the Itacaré team.
Renato Angélico, an independent broker, said that events like the one hosted by SPOT are very important for networking and generating new opportunities.
“This is already the second one I’ve attended. I find these events very valuable because, in addition to promoting the properties, we’re able to maintain relationships with people in the market,” he said.
Bruno Lima de Castro, Executive at Itacaré, presented the building’s unique attributes. Located steps away from the Berrini train station, the property offers easy access to major thoroughfares including Avenida das Nações Unidas, Marginal Pinheiros, and Avenida Engenheiro Luís Carlos Berrini — an advantage for both tenants and visitors.
Currently, Itacaré is offering a full floor with over 1,000 square meters, available for lease as a whole or divided into two independent units, depending on tenant needs. Delivered in core & shell condition, the floor features a panoramic view, modern infrastructure, a glass-walled elevator, and 11 designated parking spaces — plus 2 additional private spots per unit. Other amenities include 24/7 security, an auditorium, meeting rooms, and bicycle storage.
According to Bruno Lima de Castro, the event marked a turning point in how the property is perceived by the market.
“Working with SiiLA has brought a level of professionalism and market intelligence we didn’t have before,” he said. “We’re already seeing a positive shift in how the property is being approached — whether for lease or sale — and that’s a direct result of the data and strategic communication they’ve provided.”
Backed by SiiLA’s Marketing 360 solution, the building is now positioned not only with qualified visibility, but also with targeted campaigns that speak directly to decision-makers.
SiiLA Marketing 360 connects landlords and developers to qualified market players through data-driven campaigns, customized content, and strategic insights.
