The Viana region, in Espírito Santo state, is about to welcome a new industrial property. With a R$170 million investment, the construction of this warehouse complex began in June and is scheduled to be inaugurated in December. The project is being developed by Raizz Capital and will have a total gross leasable area of 80,000 square meters upon completion.
Viana is one of the submarkets mapped by SiiLA Market Analytics solutions. The region currently offers 481,809 m² of industrial properties.
The construction of this new complex will be divided into two phases. The ongoing first phase will offer 40,000 square meters of leasable area. The next phases, expected in 2024, will add an additional 30,000 square meters and 10,000 square meters, respectively. According to the real estate developer, the project is expected to generate around 200 jobs during the various stages.
Raizz Capital further emphasizes that the new complex is being built to the highest standards of quality and infrastructure to achieve its high-end classification. Among the key technical specifications are a 12-meter clear height, floor load capacity of up to 6 tons per square meter, level floors, and more. The industrial property complex will also feature various amenities, including changing rooms, a cafeteria, a truck driver support point, and ample parking spaces.
The asset will be located near Extrafruti and other retailers' distribution centers and e-commerce players, such as Madeira Madeira. Gabriel Checon, partner at Raizz Capital, highlights the benefits of the chosen region to accommodate the new asset: "We selected this region because it is promising. It is an area that is already receiving significant investments and has adequate infrastructure". The executive also emphasizes that the proximity to a heavily trafficked viaduct in Viana was essential for the project's feasibility.
"The state of Espírito Santo is highly attractive to industries and distributors, not only due to the tax benefits but also because of its privileged location, close to the port and the BR-101 and BR-262 highways. Within an 800 km radius, Viana can serve the main consumer hubs in Brazil, such as Rio de Janeiro, São Paulo, Minas Gerais, and Bahia. Regarding the occupancy of the development, thanks to the multiple modules of 2,500 square meters, it will be possible to rent it to a single player or divide it among multiple tenants, each utilizing a portion of the complex", adds Gabriel.
With a significant investment, the new development in Viana promises to boost the sector and attract important companies in the market.
