Entertainment giant Warner Bros, that occupied over 5,000 m² of office space in São Paulo and Rio de Janeiro, according to data from the SiiLA Market Analytics platform, is reducing its corporate area in the country. At this moment, the company has already confirmed the exit of one floor in Alphaville and another one in Faria Lima.
In April, the real estate investment fund ONEF11, managed by Rio Bravo, announced the partial termination of the lease contract at The One through a relevant fact. The building currently houses Warner's largest occupied space. In 2024, Warner is expected to return one of the floors but will continue as a tenant in the property. The One is a A+ asset located in the heart of Faria Lima, near the junction with Avenida Juscelino Kubitscheck in the southern zone of São Paulo.
Apart from this, Warner has already exit 1 floor in the Padauiri tower at the Centro Administrativo RRio Negroin Alphaville, São Paulo. The company will continue to occupy only other floor, as communicated by the fund Rio Negro (RNGO11). The original lease term was set to end in October 2026.
The complex consists of three office towers, with one classified as Class B and the rest as A+, including the block occupied by the entertainment company. The Padauiri Tower is the largest of them, covering 15,966 m² of private area.
Additionally, SiiLA has also monitored another Warner occupation in the Barra da Tijuca region of Rio de Janeiro.
