The food retail chain X Supermercados is expanding its physical presence in Guarulhos through a lease at GLP Dutra I, in a deal that will establish both a distribution center and a retail unit. The operation totals 48,000 sqm, with 41,000 sqm allocated to storage and distribution and 6,800 sqm dedicated to retail operations.
Romulo Parente, head of logistics and commercial director at Antoniel Consultoria Imobiliária, who brokered the deal, said the transaction took around 10 months to complete and described it as a major “hybrid operation.”
“This new distribution center will nearly triple the company’s footprint — it is three times larger than the current facility. The asset will serve São Paulo, including stores in Morumbi, Osasco, and the East Zone. It will also function as a flagship, a concept store for the group, located at the entrance of Guarulhos,” he told REsource.
X Supermercados is paying approximately R$32/sqm, totaling more than R$1.5 million per month. The lease term is 20 years, with a rent-free period of just seven months.
Although X Supermercados’ lease is a standalone asset, the food retail, pharmacy, and convenience segment can be assessed through industrial properties. From this perspective, the sector has not been performing well. While X Supermercados is expanding its physical footprint, other companies in the same segment have been reducing their presence in industrial properties.
Over the past 12 months, the sector’s occupied space declined from 1.2 million sqm to 1.1 million sqm, representing a 6.53% contraction across Brazil.
