Data from SiiLA's Market Analytics shows that the Consumer Goods sector is the main driver of demand for industrial space in the country. This segment currently occupies 7.8 million m² across Class A+, A, and B properties throughout Brazil, marking an increase of 149.2 thousand m² from the previous quarter (Q2 2024). Compared to Q3 2023, the segment expanded by 642.1 thousand m².

This segment’s growth is largely driven by the ambitious expansion plans of companies such as Mercado Livre, which leased 351 thousand m² of industrial properties in Brazil in 2024 alone. Since 2017, the company has reached a cumulative gross absorption of over 1.7 million m² in Class A+, A, and B properties tracked by SiiLA, solidifying its position as the largest occupier of industrial space in the Consumer Goods sector.
The second-largest company in the Consumer Goods category in terms of industrial space occupancy is Amazon, now occupying 534 thousand m². Amazon occupies second place in leased industrial area, with a total of 580 thousand m². Magalu, in third place, has maintained moderate occupancy levels since 2022, following an expansion of 279 thousand m² in 2021. This growth rate is illustrated in the following chart:
Looking back, the Consumer Goods category peaked in gross absorption in 2021, reaching 1.3 million m² nationwide. This surge was propelled by the pandemic, with a shift to online shopping and increased demand for rapid delivery. The change in consumer behavior and the need for faster operations underscored the strategic role of industrial properties for the sector.
In the third quarter of this year, the market continued its momentum, with 222 thousand m² of industrial space absorbed. Mercado Livre led the way, accounting for 56.2% of this total, followed by Unilever with 19.7% and Magalu with 15.1%.
