The realm of offices has been undergoing a significant transformation in recent years. With the persistence of hybrid work, a considerable portion of companies is reevaluating their physical workspaces, investing in initiatives to make them more appealing, collaborative, and conducive to productivity. After all, the hours wasted commuting in a metropolis to be physically present in the office need to make sense; otherwise, companies run the risk of talent exodus.
In this context, placemaking emerges as a crucial strategy to revitalize office spaces, fostering a sense of community and bringing more meaning and purpose to in-person work for employees. Do you know what Placemaking is?
Placemaking is a holistic approach to design and reshape public spaces, aiming to enhance their functionality, aesthetics, and overall experience. It focuses on creating environments that encourage social interaction, improve wellbeing, and stimulate creativity. In the context of offices, placemaking involves tailoring the workspace to meet the needs, preferences, and aspirations of employees.
Let's delve into some key elements of Placemaking for Offices:
· Flexibility in Design and Layout: Designing offices with adaptable layouts allows for continuous adjustments according to evolving needs. In practice, this means incorporating modular furniture and defining a versatile layout that can transform from individual workstations to collaborative hubs.
· Focus on Well-being and Interaction: Placemaking encourages office designs that prioritize socialization, health, and well-being of employees. For instance, have you considered incorporating biophilic elements to create a more comfortable environment? Abundant natural light, ergonomic furniture, and communal and relaxation areas are increasingly common alternatives. Design common areas for breakfast and lunch where employees can gather, share ideas, and collaborate on projects. Dedicated spaces for collaborative projects, cozy meeting rooms, and relaxed brainstorming areas stimulate creativity and innovation.
· Exploring Outdoor Spaces and Events: Speaking of corporate projects, when there's a sizable plot of land available, it presents a significant opportunity to offer green spaces, complete with exercise equipment or even an open-air mall. These amenities can enhance the daily routines of employees and/or tenants. The ideal scenario involves integrating both, delivering a park for the city, residents, and visitors in the region. This not only adds more value to the project but also benefits the entire surroundings. The outdoor area can serve multiple purposes, hosting events such as yoga classes and other activities, undoubtedly encouraging team interaction and networking!
This transformation is already underway! Hines is leading the development of a mixed-use complex in collaboration with Cyrela and Lavvi, applying placemaking concepts. This project, named Eden Park by Dror, is taking shape on Roque Petroni Júnior Avenue in the Brooklin neighborhood, south of São Paulo.
The venture encompasses six residential towers, including a multifamily residence, and a corporate tower. The office building within the development is expected to offer 16,000 square meters of leasable area, designed to meet the A+ classification for construction standards. Additionally, there will be retail spaces and ample greenery, with a vision to transform 8,300 square meters into a park.
