In the dynamic realm of commercial real estate, it's crucial to grasp key terms that drive market trends. In addition to the recently discussed FIRE acronym, there's another significant term—TAMI. TAMI stands for Technology, Advertising, Media, and Information, encompassing companies that lease office spaces within these sectors. Currently, TAMI companies constitute 8.78% of all occupied offices in Brazil's A+, A, and B classes, accounting for over 895,000 square meters of leased space, according to data from the Market Analytics platform.
Major players in the TAMI segment include Google, IBM, Agência África, Warner Bros. Discovery, The Walt Disney Company, Sony, and Som Livre.
The technology sector leads in office occupancy among TAMI companies, with tech firms alone occupying 639,561 square meters. IBM takes the lead with 33,458 square meters, spanning multiple locations including the Ventura Corporate Towers (west and east towers) in Rio de Janeiro and the IBM office tower in São Paulo.
Another tech giant, Meta, secures the second position among the largest TAMI occupants, with 21,416 square meters in Birmann 32, also known as B32, located on Faria Lima. Meta previously occupied 9,081 square meters in the Infinity Tower in the Itaim Bibi district but returned this space in the first quarter of 2023.
Following the technology sector, media and information rank second among the largest TAMI occupants, with 176,022 square meters of occupied space. The Estadão newspaper takes the lead in this category with 41,898 square meters, thanks to its dedicated development on Marginal Tietê. Next in line is the Grupo Globo, owner of brands like Infoglobo, O Globo, Radio CBN, and more, with 41,030 square meters of occupied space. This data is sourced from Market Analytics' monitoring of A+, A, and B class properties. The group was previously the owner of their office space in São Paulo's Chucri Zaidan region until 2021 when they executed a Sale & Leaseback transaction with the Vinci Offices Real Estate Fund.
The advertising and marketing sector takes third place among TAMI segment companies, occupying 79,767 square meters. Publicis Brasil leads the pack in this category with 4,076 square meters at the iconic São Paulo Corporate Towers in the Itaim Bibi neighborhood.
Back to the Office
TAMI sector companies have made headlines in various publications as they spearhead the return to office spaces in major metropolises. For example, Meta has already transitioned to a three-day office workweek, as reported by CNBC, and Google is actively encouraging its employees to return to in-person work. An article by Amanda Graciano, a member of the UN Global Compact, published in Estadão, delves into this topic and suggests that "the future may not be entirely remote, but rather a balance between the virtual and the physical."
