Under the Sale and Leaseback contract, the fund acquires the property, but Globo will remain as the tenant of 100% of the project, guaranteed in an atypical 15-year lease, which may be renewed for another 15 years. The initial lease amount is R$84.67/sq meters annually adjusted by the IPCA.
"The net operating income (NOI) generated by the asset in the next 12 months is expected to be approximately R$39.7 million, which, after deducting the financial expenses of the securitization structured operation, represents a monthly increase of R$0.01 per unit to the Fund's recurring results," states the statement issued by the fund.
According to the statement, the complex has approximately 39,000 square meters of gross leasable area, and 56,000 square meters of constructed area, and is situated on a plot of land of over 43,000 square meters. The complex also features two entrances, two helipads, and approximately 1,500 parking spaces between underground and external parking. The complex houses the company's corporate areas with a capacity for approximately 1,300 employees and is also the location of Estúdio Glass, where regional news programs in São Paulo are broadcasted, with the iconic Ponte Estaiada as the backdrop.
