The REsource editorial team is always keeping an eye on the movements, curiosities, and fundamentals of the real estate market. In fact, we have already made a list of the tallest buildings in the world, and we have even talked about the tallest building in São Paulo, located in Tatuapé, the Platina 220. Skyscrapers are becoming increasingly common in cities, and a recent example is Cyrela's new 42-story residential project, which, despite not being focused on the commercial market, stands out for its magnitude and luxury.
The company has announced a residential development that will reach a height of 150 meters, occupying an approximately 6,000 square meter plot of land in one of the most valued regions of the city. Named On The Sky Cyrela by YOO, the building will be the tallest in the Perdizes neighborhood and the 8th skyscraper in São Paulo.
The perspective of the facade, floors, entrance hall, and common areas reveals a great deal of greenery, in a detailed landscaping plan. With a rooftop, lounge bar, pools, sports courts, gym, and even a spa, the building will also feature a shared workspace, a coworking area. The pandemic has intensified the launch of residential buildings for the high-income public with coworking spaces, and this trend continues strong even after the health crisis.
Perdizes offers various options for leisure, culture, gastronomy, and entertainment, as well as being home to the Pontifical Catholic University of São Paulo (PUC-SP) and the TUCA Theater. The neighborhood is also close to important corporate regions of the city, such as Pinheiros, Barra Funda, Paulista, Jardins, and Centro, which enhances the attractiveness of the asset for residents who aim to be closer to their offices.
For instance, the Pinheiros region is one of the 11 CBDs (Central Business Districts) of São Paulo. Looking at A+ and A properties, we see that the total stock in the region reaches approximately 237,590 square meters, divided into 18 assets, with 94% occupancy as of the end of the first quarter of 2023. The main tenants come from the Financial, Insurance, and Retail sectors.
