The city of São Paulo has the highest concentration of corporate buildings in Brazil, according to the data analysis platform SiiLA's Market Analytics. In 2023 alone, 191,000 square meters were added to the corporate market in São Paulo; in the first quarter of 2024, another 25,000 square meters have been added.
In total, the city has 8.8 million square meters of office space, divided among approximately 2,800 owners. Excluding funds, 10.5% of all this space belongs to three entities; together, they total 935,000 square meters.

The Canadian company Brookfield Properties holds the top spot among São Paulo's largest office property owners, with 492,000 square meters - almost double the size of the second position.
With developments like the Jatobá and Sucupira Towers in Parque da Cidade, Passeio Paulista, O Parque, and others, Brookfield Properties leads as the largest property owner in São Paulo.
The company's most recent assets are Passeio Paulista and O Parque, both delivered in December 2022 and high standard.
In addition to ensuring a peaceful retirement for former Banco do Brasil employees, PREVI is also the second-largest office property owner in São Paulo, with 248,000 square meters of properties spread across the city.
Owning some buildings is one of the strategies of the financial institution; because of this, PREVI has assets in its portfolio such as Birmann 21, Eco Berrini, and Towers 1 and 2 of WT Nações Unidas.
With 190,000 square meters, the financial institution Itaú ranks third among the largest office property owners. Market Analytics data shows that 64% of the assets are Class B, among its 17 developments in the capital city.
The most recent is Itaú Jabaquara, delivered in the third quarter of 2023. In addition to this, buildings like Centro Empresarial Itaú Conceição, ICI - Instituto Cultural Itaú, and Faria Lima 3500 - a transaction that became the most expensive in the city of São Paulo, totaling R$ 1.5 billion.
