The five most valuable brands in Brazil were identified in Kantar BrandZ’s August 2026 report, which highlighted the impact and growth of these companies in the domestic market. Data from SiiLA’s Market Analytics show how these brands also have a direct impact on Brazil’s real estate market.
The top five includes some of the best-known names in the Brazilian market: Itaú (US$13 billion), Nubank (US$12 billion), Claro (US$7 billion), Brahma (US$7 billion) and Vivo (US$6 billion).
The US$13 billion bank occupies 259,881 sqm of properties in São Paulo, with a significant leasing peak in the third quarter of 2023, when it leased the newly delivered Itaú Jabaquara building, totaling 23,156 sqm.
Today, the company is the second-largest occupier in Faria Lima and the sixth-largest in São Paulo’s office market. In 2024, the company completed one of the largest acquisitions on Faria Lima Avenue, purchasing Faria Lima 3500 for nearly R$1.5 billion. The A+ asset comprises 22,786 sqm. Itaú had occupied the built-to-suit property as its headquarters since 2014, and it is estimated that the bank spent approximately R$1 billion on rent alone over the course of ten years.
With more than 37,000 sqm spread across four buildings, Nubank is currently one of the most sought-after high-end tenants in São Paulo. The US$12 billion digital bank has long-term, solid lease agreements, with its leasing strategy focused primarily on emerging corporate districts such as Pinheiros and Avenida Rebouças. In the fourth quarter of 2025, it leased Edifício Capote, totaling 14,957 sqm, at a rental rate of R$134.61/sqm.
Although this is currently its largest lease, its most iconic location remains Módulo Rebouças, totaling 7,483.95 sqm, whose entire façade was redesigned to feature the color that has become the company’s trademark.
The opening of Edifício Cyrela Oscar Freire is also expected next semester. The building will comprise 45,508 sqm, of which 33,000 sqm will be allocated to Nubank.
One of Brazil’s largest telecommunications companies, Claro is valued at US$7 billion according to Kantar. The company has grown 30% since 2024, driven by a brand repositioning strategy that began in the post-pandemic period.
Claro has a presence in five states and the Federal District, including São Paulo, Rio de Janeiro, Pernambuco, Paraná and Minas Gerais. Its footprint is divided between 4,774 sqm at the Armazenna 2 logistics condominium and 72,038 sqm of A, A+ and B-class office space.
According to the survey, Brahma, controlled by Ambev, has a brand value of US$6.6 billion. Despite losing ground in the U.S.-based company’s ranking, falling two positions and recording no growth, the brand maintains a strong physical presence through Ambev.
Data from SiiLA’s Market Analytics show that the parent company occupies 169,000 sqm in logistics condominiums across the country. In the office segment, the company occupies an additional 19,000 sqm across São Paulo, Campinas, Rio de Janeiro and Brasília.
The second telecommunications company in the ranking, Vivo currently has a brand value of US$5.7 billion. The company moved up two positions compared with the analysis carried out in 2024.
Its corporate office footprint totals 105,000 sqm, according to SiiLA data. Even so, since 2023, the company has recorded negative net absorption of 11,700 sqm, with no new absorption during the period.
Other companies fell outside the top five but are still worth mentioning. iFood made its debut on the list in 11th place, with a brand value of US$2.2 billion. The company currently occupies a Class C office building in Osasco.
Banco Inter is another standout. In addition to occupying 24,000 sqm, the company owns several logistics condominiums and real estate investment funds and is part of the Menin family group, which also owns companies such as Log and MRV.
