The leasing of the Verbo Divino Building, located on its namesake street in the Chácara Santo Antônio region, was recently announced. According to findings from the REsource team, the property was leased by the airline GOL at R$ 44/m² for the private area — details on rent-free periods and other transaction specifics are available to subscribers of the Market Analytics platform.
This lease comes at a time when the region has a high vacancy rate of 31.3%. All 13,300 square meters of the Class B building will be occupied by the airline, which will pay over R$ 580 thousand per month to maintain its operations at the site. The property belongs to Colmar Incorporadora, a Special Purpose Entity (SPE) of Eztec and other partners.
The current market rent of the property is R$ 48.7 per square meter, approximately half the average market rent for São Paulo, which stands at R$ 81.5 per square meter. Delivered in 1982, the building has previously housed companies from the pharmaceutical, technology, consulting, and telecommunications sectors. Since 2022, after the departures of STEQ, ASAP Telecom, and Lionbridge, the building has remained 100% vacant.According to the company's website and its CNPJ registration, Gol's office is located at Praça Senador Salgado Filho, inside the Santos Dumont Airport in Rio de Janeiro. The airline also has an office at Congonhas Airport in São Paulo. As of the publication of this report, the airline had not commented on the matter.
When contacted, Eztec, a partner of the SPE Colmar Incorporadora, also did not comment by the time of this edition.
The Chácara Santo Antônio region has a total stock of 530,000 square meters and a high vacancy rate of 31.3%. The area features developments such as the Alpha and Sigma towers at 17007 Nações and is also home to Alto das Nações, which is set to become the tallest building in São Paulo.
Several developments in the region are 100% vacant, as was the Verbo Divino building. One example is Luna Crescente, whose market rent and age are similar to those of Verbo Divino. Another recent example is Luna Nova, located on the same plot as Luna Crescente, which was delivered in 2023 and has never been occupied.
