On Wednesday, June 26, Brazilian real estate investment fund KNRI11 announced that it had signed a pre-lease agreement for the Biosquare office tower with a multinational company. In an exclusive report, REsource confirmed that the tenant is Amazon, the U.S.-based e-commerce giant.
Located in the Pinheiros district of São Paulo, the Class A office development is slated for completion in Q1 2026, according to data from SiiLA’s Market Analytics platform. The lease covers the building’s entire BOMA area, totaling 39,200 square meters.
Amazon had been actively seeking a new headquarters location to consolidate its corporate operations in São Paulo. Currently, the company is spread across the Complexo JK, tower E, and coworking spaces. The new site is expected to streamline operations under one roof.
One of the key criteria for the tech giant was access to public transportation—an important factor in choosing the Pinheiros location. Sources say Amazon had also considered properties in other prime submarkets such as Berrini.
The deal was signed at a rental rate above the market average for the region. Industry sources report that the lease closed at approximately R$170 per square meter, including free rent period concessions. Full transaction details are available to subscribers of SiiLA’s Market Analytics platform.

With Amazon securing the lease before completion, the property is already fully occupied before entering the market.
