Bandeirantes/Anhanguera Leads Industrial Real Estate Inventory Among São Paulo State Axes

The routes for goods distribution play a crucial role in the logistic real estate market, directly influencing tenant decision-making. An exclusive analysis by SiiLA indicates that the Bandeirantes/Anhanguera axis, managed by CCR AutoBan, leads among axes with the largest industrial real estate inventory. This axis concentrates 5.8 million m² of class A+, A, and B industrial properties. The Bandeirantes Highway is popularly known as one of the most modern roads in the country, with 5 lanes in its main stretch connecting São Paulo to Jundiaí. The Bandeirantes/Anhanguera axis links the capital to cities like Cajamar and Campinas.

Prominent developments in this axis include WT RBR Cajamar-Franco da Rocha, currently 100% occupied by CAOA Cherry and Mercado Livre. The property is part of the RBR Log FII Fund and WTorre's portfolio. Another notable development is Centro Logístico Cajamar – Bandeirantes, currently with an 88% occupancy rate, housing tenants such as Mobly and Vip Transportes. The property belongs to XP Log Fund, XPLG11.

The second highway with the highest concentration of industrial properties is Dutra/Ayrton Senna, with 2 million m². Castelo Branco follows with a combined area of 1.4 million m² of industrial assets.

Régis Bittencourt is the fourth axis with the highest concentration of industrial properties, with 733,000 m². The Imigrantes/Anchieta, Fernão Dias/Dom Pedro I, and Raposo Tavares axes have 733,000 m², 533,000 m², and 274,000 m², respectively.
