From this potential, the real estate market in the region is shifting to meet the need for physical space for growing companies.
One of the corporate slab spaces in Blumenau is the H Office building, which has five floors and slabs of up to 1,000 sq meters. With spacious rooms and a focus on large companies as occupants, the H Office has flexible modulation, allowing the customization of spaces without the need for renovations.
"Through market research, we found a repressed demand in this area, mainly from service companies, such as medical clinics, insurance companies, and IT, among others. Many end up being poorly positioned, in old structures, or great need of infrastructure adaptation, as there are no spaces in the city designed especially for the needs of these companies", says Jonathan Suavi, partner at Splendor Negócios Imobiliários. The company is responsible for marketing the business.
One of the occupants of the H Office is Paytrack, which works with corporate travel management systems, and has 200 employees. Currently, the company leases an entire building floor with shared spaces, rooms, and a lounge.
Located on Via Expressa, the development is close to Shopping Park Europa, with a GLA of more than 35,000 sq meters and more than 120 satellite stores, according to data from the GROCS platform, by SiiLA.
