Brazil gets more than 480,000 sq metres in logistics warehouses in 3Q21

  • The vacancy rate, which had already reached historic lows in recent quarters, continued to fall, reaching 8.95%, the lowest since the beginning of monitoring by SiiLA.

SiiLA, a multinational operating in data monitoring and analysis of the commercial real estate market in Latin America, has just completed the market and occupancy statistics for the third quarter of 2021. The results revealed the delivery of over 482,307 thousand square meters in new warehouses inventory A+, A and B classes throughout Brazil.

With the new delivery, the country closes the quarter with more than 19 million square meters in projects of this type, mainly occupied by companies in the transport and logistics, retail and e-commerce sectors. The vacancy rate, which had already reached historic lows in recent quarters, continued to fall, reaching 8.95%, the lowest since the beginning of monitoring by SiiLA Brasil.

Cajamar (SP), one of the key warehouse regions in the country, was the one that most got new stock in the period, with the delivery of two class A+ projects, which added more than 241,000 square meters. The regions of Guarulhos (SP), Belford Roxo/Nova Iguaçu (RJ), Fortaleza (CE), Goiânia (GO), Extrema (MG) and Cabo de Santo Agostinho (PE) also had new logistics projects in the period.

1) Prologis Cajamar III – Expansion I

Delivery of an A+ class condominium expansion, with a total area of 319,145 sq metres, located in Cajamar (SP). The project delivered by Prologis has a 12 meters ceiling height o, in addition to specifications such as a sustainability certificate, a floor load of 5 tons per square meter and more than 340 docks. Although recently delivered, it is already partially absorbed by Mercado Livre and the transport and logistics company Loggi. 

2) Prologis Dutra – RJ – Expansion II

In October 2021, the state of Rio de Janeiro received an expansion of the Class A logistics condominium, incorporated by Prologis. The project is located 31 km from the capital, in the SiiLA region of Belford Roxo/Nova Iguaçu and has 159,478.50 sq metres of gross leasable area. There are five warehouses with 12 meters ceiling height and floor load to support up to 5 tons per square meter. A further 33 thousand sq metres is expected to be delivered in the fourth quarter of 2021. 

3) LogInvest

The Cabo de Santo Agostinho region in Pernambuco, got 68,600 sq metres with the inauguration of the A+ class development, which is already 100% leased. Located 17 km from the state capital, it has 46 docks, 12 meters of ceiling height and a floor load of five tons per square meter.

4) Log Fortaleza II

In September, Log delivered the A+ class condominium, with 44,595 sq metres, in Itaitinga, Metropolitan Region of Fortaleza, which is also 100% occupied. With two warehouses, the development has changing rooms, cross-docking, 60 truck spaces, 12 meters ceiling height and a floor load of 6 tons per square meter. A further 48 thousand sq metres are planned, which should be delivered in the second quarter of 2022.
