The physical expansion of Shopping Cidade Jardim will be its largest since opening in 2008, adding 3,400 sqm. Its significance, however, also lies in the positioning of the brand, managed by JHSF, which is attracting major luxury names already established in Brazil, such as Dior, Chanel and Prada, as well as brands that had not yet entered the Brazilian market, including Loro Piana, Alaïa and James Perse.
The mall is currently fully occupied and will reach a total area of 52,000 sqm following the expansion. Representing physical growth of approximately 7%, the openings began in the second half of 2026 and will continue gradually through the first half of 2027. In addition to the arrival of new stores, the project also includes the expansion of brands already operating at the mall.
Dior’s new 1,000 sqm store opened last week and is already the brand’s largest location in Latin America. Alaïa is expected to open a 200 sqm store, its first in Brazil, while restaurant Carbone will also make its debut in the country. Loro Piana is scheduled to open a 300 sqm store by the end of the year, along with a new 480 sqm Tiffany & Co. location offering exclusive services. Prada, with 780 sqm, Hermès, with 900 sqm, and Chanel, with 1,200 sqm, are also expected, although opening dates have not yet been confirmed.
The project also includes the transformation of CJ Fashion into a three-story department store, bringing together monobrand stores, a multibrand selection, a boutique operated by publisher Assouline, featuring a library curated by the brand itself, and Brazil’s largest Shoe Salon.
The manager expects to transform the Class A mall into a leading high-income destination in Latin America, with a focus on improving the consumer experience.
The JCSC11 fund raised R$400 million through a primary offering of its own units, with the proceeds used to acquire stakes in the asset. JHSF owns a 49.99% interest in the mall through its funds.
According to the company’s latest earnings presentation, JHSF Malls posted gross revenue of R$106 million in the first quarter of 2026, up 13%. Consolidated sales increased 8% to R$1.025 billion.
