In Brazil, a typical industrial property covers an average of 40,000 to 100,000 square meters of leasable area, often delivered in phases. To qualify as an industrial asset, it must meet specific construction standards, including a minimum ceiling height of 12 meters, floor load capacity of at least 5 to 6 tons per square meter, one loading dock every 500 meters, ample parking for cars and trucks, waiting areas for peak times, thermally and acoustically insulated ventilation systems, skylights for natural lighting and energy savings, secure entry points, sprinkler systems, sustainability certifications, and more.

One of the most undeniable advantages of warehouses or units within an industrial property is the shared infrastructure. Tenants can make use of well-maintained internal roads, reliable water and power supply services, and round-the-clock security at the entrance, among other amenities. All of this mitigates risks and operational costs, freeing up resources for the core business operations.

A shining example is cy.Log Guarulhos, on the brink of delivering its first phase near the city of Guarulhos, in close proximity to São Paulo. The property is poised to be a top-tier property, constructed with international-level building standards and providing tenants with a strategic location.

With a projected storage efficiency of 90%, the development's first phase is expected to be completed by the end of 2023 and is set to expand to 140,000 square meters of leasable area when fully operational; the second phase is scheduled for completion in December 2024. cy.Log Guarulhos boasts a generous clear height of 12 meters and a floor load capacity of 6 tons per square meter, making it particularly attractive for e-commerce operations.
