In 2024, São Paulo will continue its growth in the offices sector, with a projected inauguration of 126,000 square meters of high-end corporate spaces, including A+, A, and B. Currently, the city boasts over 8 million square meters of A+, A, and B offices, with high-end assets alone surpassing the 4 million square meters mark.
The outlook for new inventory of office spaces will be shaped by 13 developments in regions such as Chucri Zaidan, Santo Amaro, Pinheiros, Barra Funda, Jardins, Vila Olímpia, among others. These properties will have private areas ranging from 33,000 square meters to 1,955 square meters.
The largest corporate development slated for delivery in 2024 is Esther Tower, an imposing structure composed of two towers, each spanning 33,000 square meters, located in the bustling Chucri Zaidan region.
Together, Tower A and Tower B will form a modern business complex, solidifying itself as a landmark in the corporate landscape of the southern zone of São Paulo. The project is a collaboration between EZTEC and the design expertise of architect and urban planner Carlos Ott.
While Esther Towers forms a corporate complex, the largest individual project is the JK Square building, standing out for its grandeur at 31,000 square meters and 20 floors. Situated in the sophisticated Itaim Bibi neighborhood, this development, set to be completed in December, is a venture by SDI Desenvolvimento Imobiliário.
The property is a Class A asset and will be mixed-use. With access from Tenente Negrão Street and Ibiaté Street, connecting Avenida Juscelino Kubitschek and Joaquim Floriano Street, JK Square provides access to shops, hotels, restaurants, and more.
The Estaiada Corporate, incorporated by Epson Engenharia e Construções and Stan Desenvolvimento Imobiliário, stands out as the only Class A+ development to be delivered in 2024. Strategically located in the Marginal Pinheiro region, this six-story building offers a private area of 13,000 square meters.
Its privileged location provides easy access to Morumbi and Engenheiro Luis Carlos Berrini Avenues, Morumbi Shopping, Vivo Theater, TV Globo, and the Berrini train station on Line 9 Esmeralda, in addition to the proximity to the future São Paulo Surf Club.
