The Albert Einstein Hospital has announced it will occupy the HBR Corporate Tower Pinheiros, a property set to be completed in September 2024. Market speculations indicate that the lease agreement is for 20 years, with an option to extend for another 20 years.
The property is a class A development with 9,000 m². Originally designed as an office building, it is located on João Moura Street, near the Clínicas station on the Metro Line 2-Green.
This is not the first instance of a hospital occupying a corporate building. Another recent case is the Sírio-Libanês Hospital, which will lease the O Parque development in the Chucri Zaidan region. This property will house the hospital starting in 2025.
Market Analytics data shows that in the healthcare sector, hospitals, clinics, consulting rooms, and related companies occupy 339,000 m² in office buildings. Specifically identified as hospitals, these institutions occupy approximately 44,000 m² in corporate-classified developments.
The Heart Hospital (HCor) occupies 8,000 m² in the Cidade Jardim 350 Corporate. This same development also houses the distribution center of RedBull and the construction company LAR.
Another notable development in the hospital and real estate market is the construction of a new unit of Sabará Children's Hospital, set to be completed in 2026. The project will cost R$ 800 million, with 50% funded by Sabará and the remaining 50% by Tellus, in partnership with the developer SDI Desenvolvimento Imobiliário. The development will span 41,000 m² and will be built at the corner of Pinheiros Street and Rebouças Avenue.
