EXCLUSIVE: Netflix expands São Paulo operations and leases second building in Rebouças
- New 2,100 m² lease at OPI-09 expands Netflix’s presence in the Rebouças, in São Paulo, Brazil, area under a ten-year contract

Streaming giant Netflix has once again expanded its real estate footprint in São Paulo. REsource has learned exclusively that the U.S. entertainment company has leased the entire OPI-09 building in the Rebouças area, just a few months after signing a deal to occupy the nearby OPI-07.
According to data from SiiLA’s intelligence team, the new lease covers 2,166 m², with monthly rent of R$ 385,000, equivalent to R$ 177.73/m². The lease was signed in March 2026 for a term of 120 months, or ten years.
The new property alone therefore represents an annual rental commitment of approximately R$ 4.6 million, excluding rent adjustments, condominium fees, taxes and other occupancy costs.
As of the publication of this article, the streaming giant had not responded to questions from the REsource team.
Background
The move comes less than a year after Netflix chose the Rebouças area for its new headquarters in São Paulo. In April 2025, REsource exclusively reported that the company had signed a lease for the entire OPI-07, a Class A property with approximately 8,200 m². At the time, rent was close to R$ 209/m².
The property, also located along the Avenida Rebouças corridor, has two floors, a ground floor and a rooftop. At the time of the first lease, market sources told REsource that Netflix’s plans included spaces not only for employees, but also production areas and a studio.
Combined, the two new leases represent more than 10,300 m² of corporate space leased by Netflix in the area.
The expansion is significant compared with the company’s previous footprint in the city. Before the OPI-07 lease, Netflix occupied approximately 1,600 m² at Faria Lima Square, in addition to around 3,300 m² in a Class B industrial property in Barueri.
