Netflix is stepping up its corporate real estate footprint. The streaming giant has just signed a single-tenant lease for an 8,200-square-meter space at the OPI-07 building, located on Avenida Rebouças, in the Pinheiros district — one of São Paulo’s core CBD regions. Spread across two floors, a rooftop, and a ground floor, the property was fully leased by the company, with rental rates reportedly around R$180 per square meter.
The OPI-07 is a Class A building, delivered in early 2025, although Netflix has yet to announce when operations will officially begin at the site. Market sources indicate the company is finalizing the interior design, which will include workspaces, production areas, and even a dedicated studio.
Currently, Netflix occupies 1,600 square meters at the Faria Lima Square building, located in the Faria Lima region, as well as 3,300 square meters in a Class B industrial property in Barueri. The lease at OPI-07 marks a strategic expansion of the company’s presence in São Paulo.
REsource's editorial team reached out to Netflix for comments on its plans for the new site, but the company declined to provide details.
The OPI-07 joins Pinheiros’ growing stock of high-end office properties, which now totals 267,000 square meters of Class A+ and A buildings. Earlier this year, the district also welcomed another major development: the HBR Corporate Tower Pinheiros. With 9,290 square meters of space and classified as Class A, the tower was delivered fully leased to Hospital Albert Einstein.
Besides Netflix, REsource recently reported that Amazon has also secured a new headquarters in Pinheiros, leasing the entire Biosquare building.
A similar deal was completed last December, when retailer Casas Bahia leased an entire single-tenant building for its operations.
