The commercial real estate market experienced a significant transformation in all sectors during and after the Covid-19 pandemic, and the office space market was no exception. With the rise of "new" work models like hybrid and remote work, offices needed to reinvent themselves to provide a more attractive, welcoming, and efficient workspace.
In response to this changing landscape, many companies are embracing technology and innovation to encourage in-person work at their offices, aiming to create an environment that fosters collaboration and interaction among teams. One such example is the retailer Magazine Luiza, which spoke to REsource to share insights about its headquarters, named Arena Magalu, located in the northern zone of São Paulo.
According to the company, Arena Magalu reflects its growth and the need for a larger headquarters in the capital city. "Our company has expanded significantly, and we required a bigger office in São Paulo. Previously, we were situated on the upper floor of a mega-store in Vila Guilherme. The plan to expand our office was already in place, but due to the pandemic, we had to postpone the full resumption of in-person activities", said Magazine Luiza.
Inside the Arena, the new office space offers not only traditional workstations but also areas dedicated to entertainment, health, and employee well-being. "In addition to the traditional office desks, we created spaces where employees can find entertainment and health and well-being options. Our in-office club features sports courts (beach tennis, soccer, tennis, basketball), a gym, communal areas, barbecue spots, relaxation areas, and more. We believe these spaces contribute to employee well-being and reinforce one of our core values, which is 'people who care about people'", explained the company.
The development process of Arena Magalu was a careful and innovative effort. The office building itself, constructed in the 1960s in Vila Guilherme, holds historical significance as one of the first structures along the Tietê River, with its facade being protected as a historical heritage.
"Last year, the building received a prestigious Architecture award, the 27th Master Imobiliário, in the Retrofit category. The goal was to transform and adapt the office to meet the demands of physical and digital work, inspired by the world's most modern offices. There are traditional workstations, but also numerous meeting rooms, call stations, and collaborative spaces. It's an innovative and comfortable environment that encourages creativity and knowledge sharing."
The architectural design of Arena Magalu was carried out by the firm IT'S Informov, ensuring a well-executed and contemporary workspace. According to Magalu, the success of the project lies in its ability to adapt to the ever-evolving nature of work while honoring the historical significance of the building's facade.
For the company, Arena Magalu represents a significant investment in providing its employees with an innovative workspace. By creating a space that combines functionality, comfort, and inspiration, the company aims to promote productivity, collaboration, and employee well-being. The new office space reflects Magazine Luiza's commitment to its team and its vision for the future of work.
In addition to Magalu, Fintech Magalu and Luizacred, some of the companies acquired in recent years, such as Netshoes, Zattini, Jovem Nerd and Vip Commerce, also operate within the premises. Magazine Luiza, founded in Franca (interior of São Paulo) in 1957, has grown into a retail giant through capitalization and a series of acquisitions aligned with its growth strategy. Since the 2000s, Magazine Luiza has incorporated over 21 companies.
In addition to being a tenant in office spaces, the company is also one of the largest occupants in industrial properties mapped by SiiLA in the country. Last year, Magalu's largest distribution center was delivered by GLP in Guarulhos.
