On Thursday (13th), Porte Engenharia e Urbanismo hosted an investor-focused event to present its latest project in the Eixo Platina: Urman São Paulo, located in the eastern zone of the São Paulo capital.
With executives, business leaders, and professional investors in attendance, the event highlighted the new mixed-use complex the company is launching in the region. The development will feature two office-focused towers: a corporate tower with larger floor plates and another for smaller office spaces. The complex will also include a Tru by Hilton hotel tower, residential towers, a cinema, a theater, a convention center, a mall, and a dedicated gastronomy tower.
According to Market Analytics data from SiiLA, the Tatuapé region, where Urman is located, currently has a total office stock of 62,000 m². In comparison, the city of São Paulo has 9 million m² of Class A+, A, and B office space. This means that less than 1% of the city's offices are in the eastern zone, a region home to 4.4 million people.
The daily commute of workers to the city's central and southern zones is one of the key arguments supporting investment in Eixo Platina, as explained by Igor Melro, commercial director at Porte, in an interview with REsource.
"I believe the eastern zone is vast and lacks many essential developments. It was crucial for us to analyze this demand seriously and professionally to deliver what is truly needed and provide something valuable to society," says Melro.
The event featured chef Felipe Bronze and sailor André Homem de Mello, who shared their life experiences and insights into investments. Additionally, Melro recognized key tenants already present in the Eixo Platina, including Thiago Alves, CEO of Regus and Spaces, and Bruno Pfefer, general manager of Intercity Hotels.
Urman is a mixed-use complex designed by aflalo/gasperini architects and is being developed by Porte. According to the company, delivery is scheduled for 2027.
The entire complex will have a built area of 151,000 m² and a total private area of 79,000 m². The corporate tower will offer 27,600 m² across 17 floors, with floor plates ranging from 829 m² to 2,485 m². Meanwhile, the smaller office tower will feature units ranging from 25 m² to 47 m².
Created by Porte, Eixo Platina is an urban and social development project for São Paulo's eastern zone, inspired by similar initiatives in Berlin, New York, and Florida.
Currently, the project focuses on the neighborhoods of Carrão, Tatuapé, and Belém. According to the company, 70% of the region's upper-income residents work in other parts of the city.
The Eixo Platina developments include projects such as Platina 220—currently São Paulo’s tallest building—Almagah 227, the region's first Class A office building, and several other high-end ventures.
