Shopee Leases 27,000 m² Facility from BTS Properties in Cravinhos

Chinese retailer Shopee is operating in a new distribution center in Cravinhos, interior of São Paulo, Brazil. Shopee fully leased the CLRP 01 Condomínio Logistico Cravinhos – SP, a approximately 27,000 m² development by BTS Properties, whose operation will cover Ribeirão Preto and the surrounding region.

According to market sources, originally, the Chinese retailer commissioned a Built-to-Suit (BTS) of approximately 13,000 m². The second part of the development, which will be delivered in 2024, consists of two modules that, when combined, have 11,000 m² of Gross Leasable Area (ABL). Shopee has been operating at the new location since November.

BTS has a strong presence in logistics and industrial operations, especially in the Build-to-Suit model, and developed the facility according to Shopee's operational requests and needs.

The facility has a storage area of around 19,000 m², changing rooms, a restaurant, an auditorium, and a decompression square. In a cross-docking model, the facility has a floor capacity of 6t/m², a ceiling height of 12 meters, and 79 docks.

The Chinese retailer will be within a 15 km radius of Ribeirão Preto and will have direct access to the Anhanguera highway. According to SiiLA's mapping, the vacancy rate in the region is low, at 4.17% of a total stock of 107,000 m², not counting the BTS Properties development.

Born in Minas Gerais, BTS Properties has approximately R$ 1.5 billion in properties. In 2024, the company aims to further expand its portfolio, with new projects already in development.
