On Thursday (09), students from the industrial course at SiiLA ACADEMY had the opportunity to take part in a field trip to Cy.Log Guarulhos, a project by cy.capital located in São Paulo. This event marked the conclusion of a series of classes focused on the brazilian industrial market.
The gathering brought together over 40 individuals at the A+ grade facility, which, upon the completion of phases 1 and 2, is projected to exceed 148,000 square meters of gross leasable area (GLA) on a 443,000 square meter plot. Positioned between the President Dutra, Ayrton Senna, and Rodoanel highways, the event spanned the entire morning, providing an opportunity to explore the asset and connect with industry professionals.
Giancarlo Nicastro, CEO of SiiLA and also one of SiiLA ACADEMY professores, welcomed the students and kicked off the event by revisiting key topics covered in the course. Following this, Manuela Alvarez, Real Estate Business Manager at cy.capital, spoke about the asset in question.
The first phase of Cy.Log Guarulhos was developed under a Built to Suit contract for a transportation and logistics company. One of the modules in this initial phase will be delivered with the infrastructure for a climate-controlled warehouse.
During the Q&A session, Alvarez shared valuable insights into the project's construction process. She disclosed to the guests that the project approval process extended beyond a year. Furthermore, she outlined plans to construct a public road between the two warehouses, each with its independent entrance. This transformation is set to elevate the site into a genuinely comprehensive logistics complex.
"It took longer to obtain the license than it did to actually construct and perform the earthwork. The construction itself, excluding earthwork, began in the 2nd quarter of this year and is set to conclude in December," said the Real Estate Business Manager.
Furthermore, she revealed that the earthwork for the condominium cost approximately $280 per square meter, and the construction cost of the venture was $1,800 per square meter, totaling $2,100 per square meter. Learn more about this property on SiiLA Spot, click here and find out.
