According to sources interviewed by REsource, the popular Chinese short video app, TikTok, will occupy five floors in the Infinity Tower building in São Paulo.
The leasing was discreetly announced by a real estate investment company on LinkedIn, which identified the company only as 'BigTech.' Therefore, through sources, the SiiLA research team confirmed that the company behind the app, ByteDance, is the tenant and will occupy 8,643 square meters of BOMA area in the asset.
When consulted by the editorial team, SiiLA experts stated that it is not possible to accurately determine the private area that will be absorbed, but it is speculated that the company is leasing the floors previously occupied by Meta. This TikTok leasing could be the largest office absorption of the last quarter of the year, second only to Itaú, which has ocuppied an entire building in Jabaquara.
Meta occupied five and a half floors until the second quarter of 2023 but began consolidating its operations at Birmann 32, where it had been present since August 2020.
The Infinity Tower is located in the Itaim Bibi region, south of São Paulo. The class A+ building is owned by AMY Engenharia e Empreendimentos, Lucio Engenharia, and Omar Maksoud Engenharia. Additionally, it houses companies such as Goldman Sachs, Credit Suisse, Eletromídia, Apple, and Bloomberg.
Delivered in 2012, the asset has a total private area of 29,628 square meters and, prior to the arrival of the Chinese app, had 69.55% occupancy, according to Market Analytics data.
Currently, ByteDance is leased in the South Tower of São Paulo Corporate Towers, occupying 1,926 square meters on the twenty-fourth floor. The company has been in Brazil since 2018 and has since gained popularity; PlayStore data reveals more than 1 billion downloads in the country.
When contacted by the REsource editorial team, TikTok preferred not to comment on the matter. Lucio Engenharia, the owner of the Infinity Tower, which also published about the new lease, was contacted but did not respond by the time of this report's closure.
