Greater ABC, Barueri and Jundiaí have vacancy below 1% as lack of new supply creates a gap between demand and available space
- Strong absorption quickly reduced availability in the three regions, while the main projects in the pipeline are only expected from 2027 onward

Some of São Paulo’s largest industrial markets reached the third quarter of 2026 with almost no available space, according to SiiLA Market Analytics data. Greater ABC, Barueri and Jundiaí all have vacancy rates below 1%, following strong absorption, rapid backfilling of vacated space and limited new deliveries in the short term.
The sharpest movement occurred in Greater ABC. Vacancy fell from nearly 23% at the end of 2025 to 0.54% in the third quarter of 2026. During the period, the region recorded approximately 319,000 sqm of gross absorption and 305,000 sqm of net absorption, with around 14,000 sqm of move-outs.
Mercado Livre accounted for approximately 192,000 sqm of the identified occupancies, with space in properties including CL Imigrantes V, CL Imigrantes VI and Goodman Santo André. Shopee and J&T Express also appear among the occupiers.
In Barueri, vacancy fell from levels close to 29% in 2016 to 0.82% in the third quarter of this year. In 2026, the region recorded approximately 143,000 sqm of gross absorption, 66,000 sqm of move-outs and positive net absorption of around 77,000 sqm.
Part of this activity came from tenant replacement. At properties such as Urdi Castelo Branco, Condomínio Empresarial Ônix Itapevi, Condomínio Empresarial Múltiplo 1, Zimba Castelo Branco and CD 3 Barueri, vacated areas were occupied again during the same period. Mercado Livre also had a significant presence, accounting for approximately 55,000 sqm of new occupancy, mainly at CL Castelo Branco.
Jundiaí followed the same direction, but with demand spread across a broader range of occupiers. The region recorded approximately 177,000 sqm of gross absorption, 54,000 sqm of move-outs and net absorption of around 123,000 sqm. Major occupiers include Ceva Logistics, DHL Express, Diversey Brasil, Gerbi Transportes and CSI Cargo.
New supply remains some way off
In Greater ABC, the main future project is Prologis São Bernardo do Campo, on the former Ford site. The development, however, is still subject to a dispute between the company and the São Paulo state government. The government wants part of the site for the construction of a yard for a future metro station, which could reduce the area planned for the industrial development. As a result, both the final size and the delivery schedule remain subject to change.
In Barueri, the outlook is more limited. Condomínio Empresarial Múltiplo 2 – Fase II, with approximately 8,000 sqm, is scheduled for the fourth quarter of 2027. RBCA – Royal Business Center Araçariguama, with around 29,000 sqm, is only expected in 2030.
Jundiaí has the largest number of future projects. HGLG Itupeva – Bloco IV, with approximately 52,200 sqm, and the expansion of H Log Cabreúva, with around 46,000 sqm, are both scheduled for the first quarter of 2027.
For 2028, the pipeline includes the expansion of Cabreúva Business Park, with nearly 99,000 sqm, the expansion of Parque Logístico Cabreúva, with 25,000 sqm, and Vinhedo Business Park, with approximately 85,600 sqm. Further ahead, Prologis Cabreúva, with around 141,000 sqm, and Prologis Jundiaí II, with 152,600 sqm, are both scheduled for 2030.
