SiiLA has been monitoring the effects of the Americanas crisis, which announced a shortfall in its accounts in January and has since been presenting its recovery plans.
XP LOG (XPLG11) has a portfolio of 954,774 m² with a vacancy rate of 5.4%, or 51,557 m². Among the properties that make up the fund's portfolio are the high-end Centro Logístico Cajamar and SysLog São Paulo, among others. An analysis of the FII DATA PRO solution, offered by SiiLA in partnership with Clube FII, shows that 92% of contract maturities about property revenue are above 36 months (the counting reference is from the fourth quarter of 2022).
Among the fund's main tenants, in addition to Americanas, are Via, Leroy Merlin, Mobly, and Mercado Livre, among others.
Market Analytics data shows that Golgi Seropédica is a Class A+ property delivered in 2015 with over 80,000 m². Located in the state of Rio de Janeiro, the asset is in the Queimados/Seropédica region, in the city of Seropédica. The region has 232,718 m² of monitored logistics condominiums.
In addition to the Golgi Seropédica property of the XP LOG (XPLG11), Americanas also occupies logistics areas in the Cajamar Logistics Center - CCL, Bresco Contagem, and Portal do Porto properties, among others, surpassing 456,000 m² of occupancy in the properties monitored by SiiLA.
