The term indicates a type of real estate lease custom-ordered when a client needs specific work or maintenance that meets their demand.

The built-to-suit has its variations, such as the "turn-key". In this modality, in addition to being a property made with all the specifics that the lessee needs, it is already delivered completely ready for use so that even the furniture and operational equipment will already be there for immediate use.

However, let's go deeper into the "traditional" built-to-suit; after all, what is different about this type of contract compared to others?

This is a contracting model that is normally used by industries or businesses with operations that need some specific facilities to function. In addition, many companies opt for this type of contract to reduce costs. Most of the time, lease contracts end up being long-term, lasting between 15 and 20 years.

As a benefit, the company that rents the property is guaranteed to receive all the necessary specifications for working within this new space. On the other hand, these properties, which were developed to meet certain demands (with a specific structure for those who rented), end up assuming a particular risk if the tenant leaves after the end of the contract and the asset becomes available for lease.

Generally, these contracts have expensive rents for the renovation cost for adaptations, which are passed on to the occupants. In 2012, Law No. 12,744 came into force to recognize this "new" type of rental. With the creation of this standard, contracts became clearer and more regulated.

An example of a built-to-suit property is that of Dafiti, in Extrema (MG). It is currently owned by Bluemacaw Logística, after the asset was sold by LOG Commercial Properties, in 2021. The property is single-user, with a total area of 76,878 sq metres and a BTS contract that should run until 2030. Check out some photos below:
